Why Glendale homes are a target

Drywood termites are the signature termite of Southern California, and Glendale's housing stock, Spanish Revival, Craftsman, and mid-century homes across Rossmoyne, Adams Hill, and the foothills, gives them decades of dry framing to live in. Unlike subterranean termites, drywood termites need no soil contact: they colonize eaves, fascia, window and door trim, and attic rafters, living entirely inside the wood.

That is what makes them sneaky. A colony can work a home for years before anyone notices, because there is no mud tube on the foundation to give it away.

The signs to watch for

The giveaway is frass, tiny six-sided pellets that look like coarse sand or sawdust, piled below infested wood near eaves, window frames, and trim. You may also see small round kick-out holes, blistered or hollow-sounding wood, or a swarm of winged termites around lights in the warmer months.

Sun-exposed eaves and fascia, attic framing, and any wood softened by an old roof or plumbing leak are the first places to check.

Spot treatment vs. tenting

Not every drywood problem needs a tent. When the infestation is confined and accessible, a localized spot treatment, injecting the galleries directly, can clear it. Whole-structure fumigation (tenting) is used when colonies are widespread or hidden throughout the home. A local exterminator inspects first, maps how far it has spread, and recommends the least-invasive option that will actually work.
